FERGUS – A developer has applied to rezone a three-acre site off Tower Street South that would pave the way for a new apartment building in town.
Wood Development Group is proposing to build a 100-unit apartment building at 77 McQueen Blvd.
Ian Panabaker, vice-president with Wood Development Group, said in a phone call there’s no design yet but they’re looking to get going on getting the zoning changed from institutional to R4 residential.
He said the plan is to remain within the R4 zoning rules which would permit up to four-storeys or 15 metres tall. Whether or not the building’s units will be rentals or owned is still being reviewed.
The previous land owner had earmarked it to be a retirement community but the zoning application stated current market trends suggest more general apartment units are required and the building can be designed to accommodate seniors’ needs.
Wood Development Group was the land developer Westminster Hills community in the area of this proposal. Panabaker said this property represents the last phase of development for that community.
A public meeting will be held on May 31 at 6 p.m. at town hall in Elora.
