Development proposes 12 stacked townhouses in Fergus

The proposal would see a single home and garage demolished for a development of 12 rental units

FERGUS – A developer is proposing a high-density build of stacked townhouses in north Fergus.

According to zoning application documents, a numbered company's plan is looking to build a multiple residential building made up of 12 stacked townhouse units on St. David Street North in Fergus.

The property, 750 St. David St. N. at the northeast corner of the St. David Street North and Parkside Drive East intersection, right now contains a single home and detached garage. 

A planning justification report said the proposal would remove the existing home and garage and create a new three-storey building of 12 purpose-built rental units with two bedrooms each. 

An 18-space parking area is proposed to be located on the north side of the building abutting a nearby church’s property. Secure bicycle property is also proposed to be provided.

The report said this proposal should get the required zoning approval because it represents housing intensification in an underutilized site within Fergus’ existing urban boundary, increases housing choice through rental units, will accommodate housing growth and is well serviced by transit corridors, parks, schools, commercial and institutional uses. 

The township will be holding a public meeting about this proposed development on Wednesday Sept. 25 at 6 p.m. at 1 MacDonald Square in Elora.
