60-unit land lease community for seniors proposed for Arthur

ARTHUR – A new community with more than 60 houses geared towards older adults is proposed for the outskirts of Arthur. 

A numbered company’s rezoning request will be the subject of a public meeting in Wellington North on Monday. 

Proposed rezoning would facilitate a residential land lease community with 51 single detached dwellings, 12 townhouse units, outdoor RV storage, community gardens, recreation facilities, greenhouses, solar panels and a stormwater management pond. 

This is proposed to be built on 22 acres of vacant land near Eliza Street in the northeast edge of Arthur with a civic address of 210 Gordon St.. 

A presentation included as part of the public meeting agenda said this community is meant for adults 55 and older and is planned to be a land lease community.

In a land lease community, residents own their homes but the developers own the land and lease it to the homeowners. 

“As a result, land lease homes are significantly more affordable than traditional housing options,” the presentation said. “Residents also benefit from access to amenities that are managed by the developer and certain maintenance and repair responsibilities are also the responsibility of the developer.”

The land remains as one property owned by the developer and does not require a plan of subdivision providing the land lease is between 21 and 49 years.

The meeting will take place on Monday at 2 p.m. both in person at Wellington North’s town hall in Kenilworth and virtually.
