141-unit Mount Forest subdivision seeks final approval at county

MOUNT FOREST – A large subdivision proposed in Mount Forest is heading to the County of Wellington for final approval. 

Wellington North council approved sending an endorsement to the county for a 141-unit subdivision on 24 acres of land behind the Mount Forest and District Sports Complex, just off Cork Street. 

At a recent council meeting, Wellington County manager of development planning Curtis Marshall explained this subdivision and zoning application by John Welton Custom Homebuilding  has been kicking around for a few years and is seeking final approval. 

It was first introduced in 2020 when the developer applied for rezoning and a subdivision agreement and then a public meeting was held in January 2021. 

The final draft plan before council showed a mix of housing types of 63 single lots, 30 semi-detached, 36 street townhouses and a cluster townhouse block for a total of 141 residential units with an open space and walkway block. 

A report by Marshall noted this revised plan features a larger open space block, smaller cluster townhouse block for a reduction of five units, and five additional single units. 

Marshall said at the meeting this subdivision is consistent with planning policies in the township, county and province and recommended sending forward an endorsement to the county. 

It would come with conditions however including a financial contribution towards a future sidewalk along the property, a tree preservation plan be reviewed, an environmental implementation plan, informing future owners the property is near a wastewater treatment plant and a former garbage dump among other conditions. 

Council unanimously endorsed the final draft plan of subdivision which will be forwarded to the county for final approval.
