107-unit subdivision proposed for Belwood area

The development is intended to consist of single houses on half-acre and larger lots on land that sits at the edge of the village

BELWOOD – A Hamilton-area developer is proposing to build a large subdivision in Belwood that would see more than 100 new homes built on half-acre and larger lots. 

BelCal Inc. has put forward a plan of subdivision application with the County of Wellington for a 107-unit subdivision built on a 95-acre plot of land on the northwest corner of the intersection of Seventh Line and Wellington Road 19 in Belwood.

The site is mainly agricultural land with woodlots and watercourses and is surrounded by the existing Belwood hamlet to the south, field crop production to the east and west and a forested area to the north. 

According to a planning justification report, the development will consist of 107 single homes on lots around 0.5 acres and larger with two car garages and double driveways for each home. 

The proposed development will have two entrances, one on Wellington Road 19 and one on Seventh Line and a traffic impact study found the existing road network can handle the additional traffic from this development without any modifications.  

Two options are noted for parks in the report. One, the northwest bush is proposed to be dedicated to the township and a trail system is proposed for the perimeter of it with the woodlot remaining in its natural state. The other option has portions of the existing plantations in the southeastern portion of the site are proposed to be used for park features.

The report said in the opinion of the developers and consultants, the proposed development is in line with provincial and local planning policies and is suitable for a rural settlement such as Belwood.

Plan of subdivision applications do not require public meetings and get approval from county planning staff but the report noted developers will need to apply for a zoning bylaw amendment with the Township of Centre Wellington. That process would include a public meeting.
