FERGUS – A proposal to build 21 new homes on two lots in north Fergus represents “modest intensification,” according to the developer.
Wrighthaven Homes has applied for rezoning for 73 and 79 Sideroad 19 in Fergus on just a little over 2.5 acres of land in an established residential area.
A planning justification report by GSP Group said this rezoning is to allow for the building a total of 21 new homes consisting of one single unit, eight semi-detached units and 12 cluster townhouse units.
One existing home at 79 Sideroad 19 is planned to be demolished while the home at 73 Sideroad 19 is to be retained.
Each unit will have a garage and driveway to accommodate two parking spots and there will be seven parking spaces for visitors.
"The proposed development represents a net increase in dwelling units while maintaining the character of the dwellings fronting Sideroad 19 while providing modest intensification that contributes to the efficient use of land, economic growth in the community, diversity in housing choices and utilization of existing infrastructure," the planning justification report said.
The report said a neighbourhood information meeting about this proposal was previously held in November 2023 but the proposal was only for 79 Sideroad 19 to build two semi detached units and 14 townhomes. The developer has since acquired 73 Sideroad 19 and changed the proposal accordingly.
A statutory public meeting to receive public input will be held on Jan. 29 at 6 p.m.
