Developer proposes 189-unit subdivision for Clifford

CLIFFORD – One of the county’s smallest urban centres could get a little bigger as a developer has proposed to build a large subdivision on the edge of Clifford.

According to documents filed with the County of Wellington and Town of Minto, a developer is looking to build 189 singles and townhouses on a 26-acre property at 41 Park St. W. in the south end of Clifford.

The developer is listed as Clifford (Park St) Developments Inc. located at 2555 Meadowpine Blvd. Unit 3 in Mississauga. This is the same address as Cachet Homes, a home builder creating subdivisions in other nearby towns like Arthur, Erin and Cambridge.

The development, referred to as the Clifford Park subdivision in a planning justification report, would have 117 single detached homes and 72 street townhouses and blocks for a park, stormwater management pond and a walkway. 

The property was recently added to what is considered to be Clifford’s primary urban centre through Wellington County’s OPA 119, finalized by the province in May. 

The report said the lands are used for mixed crops and does not have any existing buildings or structures.

As of 2021, Clifford was estimated by the county to have a population of 900. Population growth projections have the town growing to 1,400 people by 2051.

The planning justification report concluded the proposed subdivision is appropriate and represents good planning that conforms to relevant local and provincial policies. 

No date has been set for a public meeting on the proposal.
