ELORA – Another proposal is joining the wave of developments looking to build higher than the norm in Downtown Elora and Fergus.
In this case, Oxford Green Riverside Developments has applied for rezoning and an official plan amendment that would permit a five-storey mixed-use building at 19 East Mill St. between Geddes Street and Princess Street in Elora.
A planning justification report stated the owner is proposing to redevelop the property that would see an existing single detached home and shed demolished but a stone building at the rear of the property be retained.
The five-storey building, referred to as Building A, would consist of a 3,100 sq. ft. commercial or retail space on the ground floor with the remaining upper storeys being made up of 18 residential condo units.
A covered parking garage is intended to be incorporated into the building at a lower level, located at the rear of the building for a total of 21 parking spaces. Forty indoor bicycle parking spaces will be provided and private balconies are proposed for residential units.
Building B, the retained stone structure formerly a brewery and casket facility, is intended to be repurposed into a restaurant.
A new two-storey single detached dwelling is proposed to be developed to replace the existing house on its own severed lot and driveway access provided from East Mill Street.
A public meeting on this application will be held on Wednesday June 28 at 6 p.m.
The Township of Centre Wellington recently held two well-attended public meetings on three rental apartment proposals that saw residents debate the merits of adding more housing and the potential downfalls of permitting more height in downtown areas.
